Description
An account of the resource
Facsimile reprint made in 1993 by the Reepham Society of the large original sale document. It includes an estate map with all 16 lots described & two sketches of the house.
The original copy was apparently in possession of James Vardigans who purchased Lot 13, two of the cottages on the hill on Station Road, immediately next to the current car park, for the sum of £180. The descriptions of each lot give details of the tenant occupiers and any requirements to be carried out after sale. For instance, the purchasers of Lot 2, workers' cottages that still exist today, were required to block off the doorways that led into the Ollands grounds. Other lots stipulated the erection of a fence, and the use of pumps or wells.

One original postcard with the heading in red lettering. The view is of the north & east elevations of the house, including the orangery/conservatory. The reverse gives the card as part of Peck's Series, dating its publication as no earlier than 1891, assuming that Peck refers to H. C. Peck, grocer & draper in Reepham Market Place.
The second postcard is a reproduction of the original made by the Reepham Society in the 1980s.

Photocopy of a sale brochure with details of two lots. Lot 1 is the house itself with all its outbuildings & grounds, including a dwelling house & two further cottages. The rooms have central heating radiators, there is H & C piped water, several bathrooms with W.C.s, a double garage as well as stables & coach house. The Ollands
Built 1832. Demolished 1972. From 1920 to about 1928 this was the home of Edward
Philip Oppenheim (1856‐1946 ) author of many novels, mainly about espionage and
diplomacy, including ‘The Great Impersonation’ and ‘Envoy Extraordinary’. – G. K.

The Ollands Park estate now fills the area which was formerly the Ollands House and its
grounds. Many people in Reepham remember with affection this large open area which
was lost to residential development in the early 1970s and those in Reepham with long
memories can remember the house in its heyday with its formal gardens, conservatory
and mass of mature trees. Very little remains today, Echo Lodge in Ollands Road and a
few mature trees are the only remaining items to remind us of a small‐town grandeur
which is now only a fond memory.
The Ollands was built in 1832 and was owned by William Bircham Esq. for 40 years or so
until the 1880s. It was then owned by Mr and Mrs Kendrew who left in 1914. During the
Great War, the house was used as an officers mess and after the war it was bought by
Mr and Mrs Oppenheim. During the 1930s it was bought by Mr and Mrs Harmer (the
Norwich clothing manufacturers) and then it was lived in by Mr and Mrs Irwin.
Some of the occupants are remembered today, the name of Bircham is somewhat
synonymous with Reepham and the Irwins are remembered in Irwin Close which leads
from Bircham Road to the new Moorhouse Estate. The occupant who was probably
most famous in his time but is now generally forgotten is Edward Phillips Oppenheim.
He was an author who wrote about 150 books, mainly travel, in addition to many
newspaper and magazine articles in this country and the USA.
Robert Standish wrote a book about his life and entitled it ‘The Prince of Storytellers’,
he makes a few references to Oppenheim’s time in Reepham. It seems that he moved
here in about 1920 and went, apparently to avoid paying some taxes, to the Riviera in
1925. In the autobiography, the house is referred to as Reepham House and from then
on it was called this by those who lived there, although Reepham has always called it
Ollands House or The Ollands.
There is a feeling that the house was lived in by the more famous novelist, H Rider
Haggard, during the 1920s – there is no clear evidence to bear this out and it would
seem that in many ways the two writers were comparable, and this has caused
confusion. They were both writing novels at the same time and were famous during the
1920s, both lived in Norfolk (Rider Haggard at Ditchingham) and they both abbreviated
their Christian name to the first letter.
It would seem likely that they knew each other and although it is possible that Rider
Haggard visited Ollands House he never actually lived there.

Further reminiscences of The Ollands
After Mr Kett’s interesting article in the Winter [1987] Newsletter, some further
reminiscences of The Ollands may be of interest.
I would however query some of the dates given. I can well remember Mr Oppenheim
coming to live at The Ollands, the article stated that this was in 1920, I was only three
years old at that time and my earliest recollections, at a slightly older age are of the
house standing empty. It must have been 1923 or 1924 when Mr Oppenheim moved
in, but I am open to correction if anyone knows better or has a longer memory.
Mr Oppenheim brought with him a butler and a chauffeur. Mr London, the butler,
lived in the cottage now known as Echo Lodge in Ollands Road. It was not really a
lodge but the coachman’s cottage, it being adjacent to the coach house and stables.
Mr Mair, the chauffeur, lived in one of a pair of cottages in Norwich Road, opposite
St Mary’s School (where the entrance is to Ollands Park). The other cottage was
occupied by a gardener, Mr Jimmy Smith, and his wife (formerly Polly Hill), both well‐
known Reepham characters. Jimmy liked half a pint, but Polly tried to get him to
change his drinking ways. At mid‐morning she could be heard over half of Reepham
calling ‘Cocoa, Willy’. Why she said Willy when his name was Jimmy we never knew.
Mr Oppenheim hired some local shooting and also employed a gamekeeper.
The field, now covered by the housing estate called Moor House Close, was nothing
to do with the Moor House but was part of the Ollands grounds. It had been let to a
farmer as arable land, but Mr Oppenheim stopped letting it and laid it down to grass.
Two or three of the boys living in the New Road area went as a deputation to call on
Mr Oppenheim to ask for permission to play on the field. This was kindly granted on
condition that they did not go into the plantation. Thus, we had a splendid place on
which to play football or cricket after school. The Band of Hope football team played
their home matches there as well. On the fifth of November each year, on this field,
Mr Oppenheim provided a great firework display, supervised by the butler and other
members of the staff. There were enormous rockets and other fireworks such as we
had never seen before and us youngsters were given sparklers and such like to hold
in our hands. The fireworks stopped after Mr Oppenheim moved permanently to
France, but we could still use the field, till the property was sold. This privilege was
appreciated, and no‐one ever abused the conditions that we were not to go into the
plantation.
This came to an end when Mr Harmer who, I believe, was connected with the
Norwich clothing manufacturing firm of F W Harmer Ltd bought the Ollands. He
immediately banned everyone from the field. He required the field for exercising his
two riding horses. His groom, Mr W Sturman, lived in the cottage formerly occupied
by Oppenheim’s chauffeur.
�After Mr Oppenheim had gone The Ollands was occupied for a time by Mr and Mrs
Rider‐Smith. Mrs Rider‐Smith was Mr Oppenheim’s daughter. The similarity of name
may account for the story Mr Kett mentions of Sir Henry Rider Haggard living at The
Ollands, which I had never heard before. It is certainly not true that Rider Haggard
lived here, and I doubt if the house ever had any connection with him.
